| My father's reverse mortgage line of credit has more in it than the home is currently worth and he has already taken out of the line of credit more than the home is currently worth. What would be the negative implications if he were to withdraw the lion's share of the line of credit now? Correct me if I'm wrong, but my take on the situation is that it would be the same as if he had sold his house for far more than it's worth and the bank takes that loss. Meanwhile, everything in his personal checking/savings accounts would still belong to his estate. | Hello. I live in rural Arizona and own my 10-acre site built home with no mortgage. It was built in 2003. I keep hearing that because I have water delivered and stored in my 5,000 gallon tank, I will not be able to qualify for a RM? I purchase water from a licensed company. | Thank you for your prompt response to my inquiry. I already have a reverse mortgage (since 208), but I am trying any way that I can to find answers to questions relative to it. My primary concern is this scenario: I secured a Reverse Mortgage loan in March, 2008 at age 82 at a time when I was widowed. Later that year (September) I remarried a lady who was 78 years old. She is not a party to the mortgage agreement. Now, three years later, we have become concerned with what happens to her home if I predecease her? More to the point; may I, and by what process, can I add her to the document in order to prevent her from becoming homeless? We live in a community property state? I have a question regarding “deferred property taxes”
If we clear up any back taxes at the time of closing, is all right to start deferring taxes again while we are using our Reverse Mortgage? It was stated that these are considered “deferred taxes” and are not considered “delinquent taxes”. While that statement is true, it was my understanding that all taxes and insurance are to be kept current after closing. Meaning they would be paid each year where there would not be any indebtedness incurred on the property up until the property is sold or the last owner passes away? | I was left my grandmother’s home who passed away in Sept 2009. The 12 months has clearly passed and I am still residing in the home as I lived here to take care of her. I was served foreclosure papers in Oct 2010. Currently there is no record of the foreclosure in the court system. The balance my grandmother owes on the reverse mortgage statement is approx. $262K and the property was recently appraised by a real estate agent @ $140K based on the local sales comps. I have a 3rd party buyer who is in the process of putting in an offer on the house. Here is my Major dilemma... I have a pending lawsuit for my grandfather’s estate in which I am the Executor. He predeceased my grandmother in 2006. The way the Will is written is that anything in his estate is to be transferred to my grandmother’s estate. Currently her estate is insolvent; however there is approx. $40K in her credit card debt which the creditors have made claim against even knowing there is no money in her estate. My question is can the lender (it is a HUD government reverse mortgage) make a claim against my grandmothers estate for any of the outstanding balance of her loan after the short sale? I'm extremely concerned because any funds I'm awarded in the lawsuit could be wiped out in her probate estate if the lender puts in a claim for the deficiency. | My biggest problem is that my wife thinks it sounds too good to be true. I've actually had one of our financial advisers to say he didn't like reverse mortgages, but when I asked why, his answer was that he didn't know why. Unfortunately, that's my wife's adviser. Mine doesn't deal with them and therefore offered no opinion. I've heard an adviser recommend one to a caller on a radio talk show, but that's the only instance of my hearing a financial adviser sounding pro, except for the selling agents. I'm trying to find out how to get something like an independent opinion and/or recommendation from someone who is not a selling agent, that my wife would give some credence to. I have a home mortgage with Chase Bank (into the 8th yr of a 3 yr loan) - interest rate is 6% fixed; balance $200,000, principal & interest $1340/mo.. My house is valued at approx. $375,000. I live in Oxnard, CA (southern Calif). A rep from Chase called me last week & offered a Streamline loan - 5-3/8% fixed, 30 yrs, with fees rolled into the payment; and my mortgage balance increasing $4,500. The mortgage pyt would be $1146/mo. (savings almost $200/mo.) I don't know if I should agree to this -- as $200/mo. less may not be enough in a few years. Question: Do you recommend I take this refinance & in a few years do a Reverse Mortgage? Or - should I just wait a few years and do a Reverse Mortgage.
